What is homogeneous tiles polishing?
Homogeneous tiles are dense porcelain tiles where the colour runs through the body of the tile. Over time foot traffic, sand and harsh cleaners wear down the factory polish, leaving the surface dull, hazy and covered in fine scratches. Homogeneous tiles polishing uses a floor machine with industrial diamond pads to take off that worn top layer and rebuild the gloss — the same way the tile was polished in the factory.
Problems polishing fixes
- Dull or hazy tiles that look cloudy even after mopping — why it happens
- Fine and medium scratches from furniture, sand and pets — can they be removed?
- Surface stains and mop marks that won't wipe off — stain guide
- Uneven shine between walkways and corners
- Renovation residue — cement haze, paint spots and grout film left by contractors
Our homogeneous tiles polishing process
- Inspection and tile test. We confirm your tiles are unglazed homogeneous tiles and test a small area to choose the right starting grit.
- Protection. Skirting, door frames and built-in carpentry bases are masked so they stay clean.
- Deep clean. Grease, residue and dirt are removed from the surface and grout lines.
- Diamond polishing in stages. We work through progressively finer diamond pads, wet, so each stage removes the marks of the one before.
- High-gloss buff. A final fine-grit pass brings out the reflective shine.
- Clean and handover. The floor is washed, dried and checked with you, and we explain how to keep it looking good.
Homogeneous tiles polishing price
Polishing starts from $2 per square foot. A 300 sq ft living and dining area starts from $600; a fully tiled 4-room HDB flat of about 900 sq ft starts from $1,800. Smaller areas such as one room or a corridor are quoted from photos on WhatsApp. See all prices.
Who it's for
Polishing is ideal for HDB and condo resale homes with original homogeneous tiles in good condition, landlords preparing for a new tenancy, and owners getting a flat ready for sale photos. It is also a good choice for newer BTO flats where the tiles have been dulled by renovation work.
Homogeneous tiles polishing FAQ
How much is homogeneous tiles polishing per square foot?
From $2 per square foot. Heavily worn or scratched floors that need more grinding stages may cost more; we confirm the exact rate from your photos. Smaller areas are quoted from photos.
Will polishing remove scratches?
Light and medium surface scratches are polished out. Deep chips or cracks that go into the tile body cannot be fully removed by polishing, but they become much less visible once the surrounding surface is glossy.
Does polishing change my grout?
No. Polishing works on the tile surface. We clean the grout lines, but if your grout is stained black or cracked, marble gum grouting is the better option.
How long does the shine last?
With normal home use and the right cleaning (pH-neutral cleaner, no bleach or acid), a polished homogeneous floor keeps its gloss for years. High-traffic areas may need a refresh polish after about 3 to 5 years.
Is it dusty?
We polish wet, which keeps dust very low. The slurry is cleaned up as we go and the floor is washed at the end.
