Homogeneous Tiles Polishing FAQ

Unglazed full-body and half-body homogeneous tiles give the best results. Glazed or textured tiles cannot be ground because the glaze would be removed. Send us a photo and we will tell you which type you have.

Most HDB and BTO jobs take 1 to 2 days for polishing and 2 to 4 days for marble gum grouting, depending on the floor area. We confirm the schedule with your quote.

From $2 per square foot. Heavily worn or scratched floors that need more grinding stages may cost more; we confirm the exact rate from your photos. Smaller areas are quoted from photos.

Light and medium surface scratches are polished out. Deep chips or cracks that go into the tile body cannot be fully removed by polishing, but they become much less visible once the surrounding surface is glossy.

No. Polishing works on the tile surface. We clean the grout lines, but if your grout is stained black or cracked, marble gum grouting is the better option.

With normal home use and the right cleaning (pH-neutral cleaner, no bleach or acid), a polished homogeneous floor keeps its gloss for years. High-traffic areas may need a refresh polish after about 3 to 5 years.

We polish wet, which keeps dust very low. The slurry is cleaned up as we go and the floor is washed at the end.

Yes. Marble gum is tinted on site to match your tile colour. For beige, grey and white homogeneous tiles we aim for a near-invisible joint.

A polished floor is smooth like any high-gloss tile, and becomes slippery when wet. Keep it dry, use mats at entrances and the kitchen sink, and wipe spills quickly. We do not apply marble gum in bathrooms or other wet areas.

The marble gum in the joints is very durable and does not need replacing like cement grout. The gloss on top can be refreshed with a polish after a few years in high-traffic homes.

Yes, we can work around fitted carpentry, but the best result is before carpentry and before move-in, when the whole floor is open.

For smaller areas such as a single room, corridor or kitchen we quote a fixed price from your photos instead of using the per-square-foot rate, so you know the exact cost before we come.

The measured tiled area, how worn or scratched the tiles are, how much renovation residue is on the floor, and whether the area is empty or furnished.

Right after key collection and before carpentry, flooring for bedrooms and painting are completed. The floor is empty and every joint is reachable. If your carpentry is already in, we can still work around it.

Yes — let your ID or contractor know so we can slot in before carpentry installation. We coordinate dates directly if you prefer.

Yes. We work room by room and move furniture in sections. An empty flat is faster, but a lived-in home is not a problem.

Not necessarily. Many BTO owners pass us access for an empty flat. We send progress photos on WhatsApp and do the final check with you at handover.

Sweep or vacuum first, then mop with plain water or a pH-neutral floor cleaner. Avoid bleach, acid-based cleaners and abrasive pads. Full cleaning guide.

Yes, once it is dry at handover. We recommend waiting until the end of the day before moving heavy furniture back, and using felt pads under chair and table legs.

No. We focus on homogeneous floor tiles in living areas, bedrooms, corridors and kitchens. A high gloss is not suitable for bathrooms and wet areas, which need slip resistance.
